The project looks to establish a grain of well-proportioned orthogonal city streets and squares where building edge reinforces and articulates the public realm. The proposed design seeks to provide offices of the highest quality that will meet the changing demands of the commercial office market, while equally contributing to the creation of a thriving urban quarter.

Office accommodation is divided into two blocks, which are each organized around a central, top-lit atrium. A linking section of accommodation connects the two blocks and enables the development to be occupied by to a single tenant, should it be desirable.

Office entrances and receptions have been located so as to capitalize on the exceptional location and geography of the site. Independent entrances are provided to cores so that tenants may have their own reception lobbies and presence on the street.
